RENTAL POLICIES AND RULES

TO GUARANTEE YOUR RESERVATION:

Advance deposit equal to 1/2 your total reservation is required. Your credit card number is held through your stay as security for damages, lost/damaged linen and association fines. Full payment of remaining balance is due 30 days prior to your arrival unless other arrangements have been made at the time of reservations.

ACCIDENTAL DAMAGE PROTECTION FEE:

As a part of your stay, the accidental damage protection fee is designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. This fee will cover up to $3000.00.  Any damages that exceed $3000.00 will be charged to the credit card on file.

CANCELLATIONS:

Cancellation charges are as follows: 30 days or more: no charge (except for 6% booking fee) of total reservation. Less than 30 days: full amount of rent and tax due.

CHECK-IN TIME:

Check-in time is any time AFTER 4PM. Unfortunately, we are not able to accommodate early arrivals. It takes the entire allotted time to prepare the property for the next guests. We can let you know if your property is ready before 4PM on your day of arrival. Please do not arrive at the property before your scheduled check-in time or you will be charged a fee of one half your nightly rate. We thank you in advance for your patience as our staff works incredibly hard to prepare your vacation rental. 

CHECK-OUT TIME:

Check-out time is NO LATER than 11AM. Unfortunately, we are not able to accommodate late departures. It takes the entire allotted time to prepare the property for the next guests. If you do not vacate the property by the scheduled check-out time of 11AM, you will be billed for a late departure fee of up to one half your nightly rate. We thank you for your understanding.

BEFORE YOU LEAVE:
– Place all dirty dishes in the dishwasher and start the cycle
– Lock all sliding glass doors, windows and standard doors
– Turn off all lights
– Garbage must be bagged and taken to the cans
– Return all furniture to original locations
– Leave parking passes on the kitchen counter

 –Our housekeeping staff will take care of dirty linens

WHAT TO KNOW:

Our properties are furnished for normal housekeeping with dishes, cookware, flatware, glasses, basic appliances, bed linens and bath towels. A starter supply of items such as dish detergent, bath soap, trash bags and paper products (toilet paper and paper towels) is provided. Please bring replacements for these starter items if you feel they will not be adequate.  We recommend bringing your own beach towels, soaps, personal toiletries, coolers, life jackets, etc.

RENTAL RULES:

All our properties have rules and information you will be given prior to your arrival.  Smoking is NOT allowed in any of our properties. Please note that if you bring a pet to any unit that does not allow pets or you smoke inside, you will be charged a minimum of $500 to your credit card. Additional charges maybe incurred if damage or association fines occur.
