RENTAL POLICIES AND RULES:TO GUARANTEE YOUR RESERVATION: Advance deposit equal to 1/2 your total reservation. Your credit card number is held through your stay as security for damages, lost/damaged linen and association fines. Full payment of rent is due 15 days prior to your arrival unless other arrangements have been made at the time of reservations. Damage Protection Insurance As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3000.00 Any damages that exceed $3000.00 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3000.00. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy]. The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Four Seasons Property Management any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Four Seasons Property Management directly if you do not wish to participate in this assignment. “In the event you do not wish to purchase this plan, a $1,000.00 security deposit is required.” CANCELLATIONS: Cancellation charges are as follows: 30 days’ notice or more prior to your arrival date: No Charge (except for $50 booking fee). 15-30 days’ notice prior to your arrival date: 1/2 the total rent and tax due. Less than 15 days’ notice prior to your arrival date: full amount of rent and tax is due. NO EXCEPTIONS! CHECK-IN TIME: 4:00 PM - if you would like to request early check in please call John Custer a few days before checking in to see if that service is available, this is not guaranteed. All check-ins are handled through our office located at 109 Horseshoe Bend Pkwy, Lake Ozark, Mo 65049. If you will be arriving outside office hours prior arrangements must be made by contacting our office at 573-693-1800. CHECK-OUT TIME: 11:00 AM - if you do not depart by 11AM you will be charged an additional 1/2 night's rate and if you do not depart by 12pm you will be charged a full night's rate and are still required to vacate property. RENTAL RULES: All our properties have rules and information you will be given prior to check-in. Please note that if you bring a pet to any unit that does not allow for pets you will be charged a minimum $500 to your credit card. Additional charges maybe incurred if damage or association fines occur. All our properties are privately owned and require a security deposit for loss and damages if you elect not to purchase the Damage Protection Insurance.
